Thanks for the post. Not to be negative, but want to stress importance of not “waiting” for FI. My parents have a passive income of about 500K/year and have had some health issues popping up recently. My dad lost his hearing in one ear and my mom is having a lot of trouble with her vision. Although having $$ makes dealing with some of these issues easier, it is important to remember how valuable your health is, because suddenly money doesn’t seem so important.
Is a stock an asset
Based on a conservative 2.5% – 5% annual return, a household would need investments of between $1,200,000 – $2,400,000 to be considered financially independent. Once you’ve got at least $1,200,000 in investable assets and no longer want to work again, I don’t recommend shooting for an overall return much greater than 5%. You can carve out 10% of your investable assets to go swing for the fences if you wish, but not more. There is no need since you have already won the game.
When I was working towards financial independence I calculated that every $100 I was saving I was buying at least 3 days of freedom in the future. This made saving easy. Statistically, if you want to guess who is going to be wealthy and financially independent, you'd be more likely finding a self-sufficient student in wood shop class who paid for his own car, gets decent (but not spectacular) grades, has a job and enjoys what he does than selecting someone from the honor roll. It's counterintuitive, but it's often true.
All of these are great ideas to earn a little more spending (or saving) money! I agree that investing in real estate can be passive, but it also depends where you invest in! If you invest in real estate in a college town (which has many pros and can give you a nice deal of money), in my opinion it doesn’t tend to be passive! College students (even the more responsible ones) tend to cause wear and tear, making your job as a landlord non-passive.
