You can sell new/used electronics, toys, and books on Amazon for top dollar. If you’re crafty (get ideas from most-pinned holiday craft photos on Pinterest), you can sell on Etsy.com. If you want to be financially free, you need to become a different person than you are today and let go of whatever has held you back in the past. It’s a process of growth, improvement and gaining spiritual and emotional strength. In other words, whatever has held you back in the past or kept you less than who you really are will have to vanish. And in return, the powerful, happy, playful, brilliant you will emerge — like a butterfly shedding its cocoon.

The author seems to think that you can take $77k of cap gains per year without any tax, and then you can take however much in rental income (or other income) on top. That’s not the way it works.
Assuming you are doing pretty well and are happy with your current standard of living, what would you need to maintain your standard of living in retirement? Knowing you are on track to accumulate a nest egg to support that lifestyle is a big win. Gold medals go to those who have accumulated enough assets, or passive income streams, to be in a position to retire well.
